DOWNTOWN 420 POLICY: PLEASE READ FIRST This 15th-floor Downtown Miami residence is a 420 friendly vacation rental, and this cannabis-friendly condo welcomes responsible adults. The 420 rules: cannabis consumption is allowed outside only, in designated outdoor areas. Never inside the unit. Quiet hours and District 225 building policies apply at all times, and all guests must follow Florida law. Welcome to your bright 15th-floor escape at District 225, in the heart of Downtown Miami. This modern one bedroom vacation rental was designed for comfort and ease, with large windows that fill the open living and dining areas with natural light. The spacious bedroom offers a queen-size bed and ample storage, while the sofa in the living room converts into a bed for extra guests, sleeping four in total. The fully equipped kitchen opens to the dining and living areas, making it easy to cook in or order out. Central air conditioning, an in-unit washer and dryer, and fast WiFi keep every stay smooth. District 225 brings resort-style living to Downtown. Take a dip in the resort-style pool, train in the fully equipped gym, unwind in the spa with sauna and steam room, or head to the rooftop terrace with its bar and social lounge for skyline views. Basketball and racquetball courts plus multiple activity spaces round out the amenity deck, all an elevator ride away. The Downtown location puts Miami at your door. Bayfront Park, Bayside Marketplace, museums, and the Brightline station are nearby, with quick access to Brickell, Wynwood, and South Beach. GUEST REQUIREMENTS AND FEES All guests must be registered before arrival. Every adult must submit a valid photo ID on the day of booking; the building will not allow access to unregistered guests. Unit access is by key fob; a lost or unreturned fob incurs a $50 fee plus admin costs. Please do not smoke inside the building. A $300 fine applies, plus any penalties imposed by the building association. House parties are prohibited and will result in cancellation of the reservation with no refund. Please take the garbage out before you leave and leave the unit in reasonable condition. An extra cleaning fee of $250 applies if the property is left in unreasonably bad condition. PARKING One complimentary parking space is available at the Miami Parking Authority Courthouse Garage at 40 NW 3rd Street, about a two minute walk from the building lobby. To keep parking free, the vehicle must exit and re-enter the garage at least once every 24 hours. Additional vehicles are $15 per day. There are no daily resort fees, and on-site parking is not available at the building. HOUSE RULES Check-in is at 4:00 PM Eastern and check-out at 11:00 AM Eastern. No parties or events. A one-time cleaning fee of $125 applies per stay. The security deposit is $0. Cancellation is Firm: full refund until 30 days before check-in, partial refund after that.
